Demolition and division in Old Park Ridings

A number of Old Park Ridings residents are up in arms because they fear that the character of their home area is changing. The large family properties at the Enfield end of Old Park Ridings are outside the Grange Park conservation area, so are not protected from redevelopment. 


In April 2016 permission was granted for 124 Old Park Ridings - which used to be known coloquially as the 'pink house', to be demolished and permission granted for "the subdivision of site and erection of 2 x 2 storey 5 - bed detached single family dwellings with mansard roof, balcony at rear and basement with habitable rooms and garage with lift access and barrier".






Yet no work has started and neighbours believe that the developer is reapplying to build eight flats on the site, although there is nothing uploaded yet on the Enfield Council planning application portal.


It appears the same developer is about to acquire 128 Old Park Ridings, providing planning permission can be granted to demolish and build eight fltas on this site. You can view the planning application here

These redevelopments are not completely without precedent, as the property at 126 Old Park Ridings was demolished and the site divided into two town houses around 2006.


Further down the road, permission was granted in July 2016 to convert 82 Old Park Ridings from single family dwelling into "4 flats comprising 3 x 3 bed and 1 x 1 bed

involving new pitched roof over existing two storey side extension, extension of lower ground and lightwell, part single part two storey rear extension and rear dormer".




This former family home has seen better days and perhaps is not the most attractive property on the road.


Across N21 and beyond there is a growing trend to demolish larger houses and subdivide the land into smaller houses or blocks of flats. Is this better use of land at a time when we have a serious housing shortage or should more care to be taken to conserve these older Grange Park properties.

    I think it is an absolute disgrace what this developer is trying to do, pick off these family homes one at a time, we will end up with a hotch potch of new buildings which could completely ruin the character of the road

      I think disgrace is a bit harsh
      What's so wrong with adding more habitable options in the area
      I'm thinking of downgrading and would like to remain in the area and a flat is the perfect option for me

    I live in Grange park and whilst I agree things are changing I feel that the increased development on high quality developments are welcomed to the area and as long as the designs improve the area then I am all for it.

    I think it is refreshing that we are being provided with alternative living arrangements. I for one would like to down size to an apartment and to remain in the area.

    I think the making of smaller flats and houses is a desirable outcome. More Homes are needed and an adoption of NIMBY syndrome appears to be at play. Most of the properties in Old Park Ridings are occupied not by families but by a couple whose children have left home. It can be very difficult to maintain these large properties. So when these old and large properties are converted, let's do the right thing and embrace the smaller homes that infinitely more affordable than the very expensive large homes that these smaller dwellings replace. More housing is needed for our growing population. People need more places to live.
    Smaller homes make sense and more of them will bring down prices in the open market.

    In response to Arvind Kohl comments. I find it strange that a person who does not live near this property is so concerned over what is happening here and at a time when Elizabeth Homes is trying to apply for flats to be created at both 124 and 128 Old Park Ridings. After all the comments made by Eleni Hajigerorgiou are views held by her husband a resigned Director of Elizabeth Homes.
    Whilst I appreciate that we need more homes for our Enfield population, I doubt very much a 5 bedroom house probably selling for GBP 1,500,000 or a 2 bedroom flat for GBP 500,000 is going to help the average person in Enfield

    Completely agree with the above comments. The chap that seems to be behind this development looks to me nothing short of being a crook hiding behind his wife's name. Numerous companies. Numerous resignations. Enfield council need to check developers like these out before approving any planning applications.
