Does your house have curb appeal?

You know that old saying - First Impressions Count - it  is definitely true when it comes to selling a property. This is the time of year when more people are starting to think about putting their house on the market. Before you do, step outside, shut the door, walk out onto the pavement - has your house got curb appeal?
 
Will potential buyers want to step inside? This is the first 'test' your property has to pass. There are lots of simple things you can do that would take very little time and money, but are important in getting buyers across the threshold. 
 
Clean the windows, paint where necessary, polish the door knocker and the letterbox, mow the lawn, trim the hedges, clear away any rubbish.  It might be a good idea to install a new outside light, especially if your house will be viewed after dark. It helps to have viewers knock on the right door! Why not put a couple of pots with shapely evergreen shrubs or seasonal flowers on the doorstep, to add a bit of interest and colour and definitely get rid of anything that is dead or past its best.  This conveys the message to potential buyers that you have maintained your property well and they will be looking forward to entering your home to see what else you have in store for them.
 
We have recently been instructed to sell 9 Old Park Ridings, Grange Park N21. A grand, well proportioned, double fronted Edwardian, within walking distance of local schools and Grange Park train station – it would make a perfect family home.  BUT – the property had an old porch on the front, which was not in keeping with the house and needed a lick of paint. This was causing a poor impression to potential buyers before they even stepped into the property. The porch has now been removed and just look at what a difference it makes to this desirable home – it has been returned to how the architect of this beautiful building intended it to look.
